Make Your Home
Stand Out to Buyers

home selling articles and tips

After what probably seems like an eternity to those in the real-estate market and those trying to sell their homes, sales are finally on the rise again, signaling that the American economy may finally be back on it’s feet. While this may be another false positive, as many trying to sell homes have experienced over the past few years, it’s worth it to take another shot at selling your home while you can to keep the momentum going in the economy. Or at least unburden yourself financially from the house that has been weighing down your income and credit.

Check out five ways to make your home stand out to buyers listed below:

Look at Sales Numbers

Look around the neighborhood or area the home you are selling is in and find out how much other homes have sold for. Note the word “sold” in the previous sentence. Too often people try to price their home at an amount others are trying to sell a home for, only to be sorely disappointed no one is buying. However, if you look at the closing prices of the other homes in the neighborhood, you can base your selling number around that maybe only marking it up slightly, so that a number of buyers will be interested. This triggers what you want the most as a seller — a bidding war.

Make Buyer Feel Comfortable

When you are selling a home to someone, you are selling them a major part of their lives for 10-to-20 years, if not longer. So make them feel as comfortable as possible when they are in the house checking it out. Learn about the neighborhood and the schools in the area if you don’t already know about them. You may also want to install a security system, such as Colorado Springs home security, or whatever regional-security company is offering good installations in your area. This gives the buyer piece of mind that their home investment and their family will be safe in the home you are selling them.

Repaint

It’s amazing what a fresh coat of paint can do for a house. This is a philosophy you should take into account when selling your home. While you won’t want to spend a ton of money on home improvements, a fresh coat of paint to the interior and exterior of the house will help your house stand out from all the others. It’s a lot like detailing a car before you sell it — it makes it look new.

Set it up Minimally

Remove all the extraneous items from the house but leave the necessities so buyers can walk through and see how it could be set up. Take the philosophy of IKEA here, by turning each room into a sort of mini show room, rather than just empty space. This gives buyers a real impression of what they can do with the home without forcing them to use imagination.

Landscaping

Like repainting, a well-kempt yard and landscape around the house really ups value to prospective buyers. Have a yard crew come in and do their best as you put the house on the market, showing off the property around the house as well as the house itself. While this may seem like window dressing, well-adorned property around the house can really help the sales process.
