Many people are excited to sell their home and want to jump in right away. While this is not a bad idea, fixing a few things in the home can make a big difference for many buyers. Before placing your home on the market, there are six items you should have fixed.
Landscaping
Your home should look as pleasing to the eye as possible. The landscaping around your home should be trimmed and immaculate. Try to keep the grass mowed, trees and shrubs trimmed without any dead leaves or limbs on the ground. When the buyer pulls up to your home, make sure it is visibly attractive.
Painting
Paint on the outside as well as on the inside should be touched up or re-painted to show your home is well taken care of. Buyers will be sure to notice scuff marks or dirt on the walls. A fresh coat of paint will do wonders to give it a new and improved look.
Plumbing
Be sure all your plumbing is working correctly. Check all your pipes, toilets, and bathtubs to make sure there are no leaks. A licensed inspector will be hired by the buyer to check these items, so it’s best that everything is running smoothly before an inspection.
HVAC
One of the most important aspects of your home is your HVAC system. It is also one of the most expensive to repair or replace. Check all lines, both heating and air conditioning to make sure they are running properly. If you have an air conditioner unit outside, make sure it is free of debris. Also, make sure all vents are clean with new air filters. If you notice anything not working properly, have it fixed or replaced before putting your home on the market.
Electrical
Make sure your fuse box and light switches are working properly. Walk through each room to check the lights and electrical outlets to be sure there are no malfunctions. An electrician can help you with any repairs or replacements and will make your home much more appealing to buyers.
Foundation
Another item that is very important to have fixed is your foundation. A licensed engineer will give you an analysis of what may be wrong before calling a foundation company. A foundation company is in the business of selling piers.
A buyer will have the right to have your home inspected. An inspector will check out your home from top to bottom when giving his report to the buyer. Your home will show much better if these items are fixed before placing your home for sale.
